1. Get a permit for each ad
The Dubai Land Department requires an advertising permit for property ads, issued through Trakheesi. Apply before the campaign goes live and show the permit details the DLD requires on the ad and landing page. Ads without a valid permit risk fines and removal.
2. Advertise under your licensed name
Property ads must come from a licensed brokerage or the registered developer. Use your official brokerage name on the ad, the Facebook page and the landing page, so buyers and regulators see who is advertising.
3. Keep every claim accurate
State real prices, payment plans and handover dates. Do not promise guaranteed returns or rental yields. Honest ads also bring better leads, because buyers who reply already know the facts.
4. Follow the platform’s rules
Meta reviews housing ads under its own policies and may limit how they can be targeted. Google has its own policies for real estate and financial claims. Build campaigns that pass review the first time, so a launch is not delayed.
5. Screen and reply fast
Compliant ads are only half the job. Screening questions on budget, timeline and buyer type, and a WhatsApp reply within minutes, decide whether a lead becomes a viewing.
